- Collect all rent payments as well as manage and maintain security deposit account.
- Collect, maintain and pay all operational invoices.
- Leasing, preparing vacant units quickly to ensure minimal rent loss between residents.
- Market analysis to ensure we are familiar with the rental rates and amenities of neighboring complexes
- Analyze the property's essential details and formulate a long range management plan. Recommendations are made in all areas of operations including preventive maintenance, security, finance, and support services.
- Inspect the general appearance and physical condition of the property regularly, including mechanical systems and grounds.
- Respond to routine calls, complaints, and inquires. Coordinate day-to-day business and operations.
- Provide twenty four hour emergency answering and maintenance service.
- Provide written monthly management status reports reflecting activity in areas of operations, administration and finances.
- Coordinate resident move-ins and move-outs.
- Engage in rigorous resident screening process to identify ONLY QUALIFIED tenants
- Arrange for routine communications and property correspondence.
- Maintain all records and advise on Local, State and Federal laws specific to the property and its operation.
- Advertise in appropriate print material and online.
- Diligently monitor prospect traffic and determine most effective advertising avenues.
